Looking into buying a home in the UAE

Over the last few weeks I’ve been looking through different listings in Dubai and Abu Dhabi, but I keep running into the same problem. Some projects show detailed payment plans and building timelines, while others only mention the general stages without explaining when the handover will actually happen. I’m trying to understand how to compare new developments with already completed apartments so I don’t end up choosing something with unclear deadlines. If anyone has gone through this selection phase, how did you figure out which listings had trustworthy information and which ones needed extra checking before moving forward?
